Although the role is mainly focused on the property purchasing process, our goal at BDA Group Tenerife is to carry out all the technical and aesthetic improvements necessary to meet the appropriate quality standards for putting the property on the market for exploitation.

We have a design and interior design department that will visit the property beforehand, and after the appropriate valuation, we will recommend whether to equip or redesign the property to maximise its economic and aesthetic performance.

The segmentation of scattered local areas in the South of Tenerife means that daily accommodation prices vary significantly depending on the location of the property and the type of property being offered. Therefore, managing profitability involves both internal and external analytical roles. Profitability is measured according to several parameters:

Income management requires regular review, which entails constantly reviewing user behavior with accommodation destinations and market prices in the area. That’s why we use analytical tools to identify the optimal price at which tenant satisfaction with the property is balanced.

BDA GROUP TENERIFE has a compliance department that will advise you on tourism, administrative, and legal matters so that you can manage your property with full legal guarantees.

You should bear in mind that vacation rental has become an increasingly popular alternative to hotels in the last 10 years, to the point that there are certain limitations to vacation rentals. There are two prohibitions that prevent you from exploiting your property as a vacation rental:

  1. When there is only one operator in the residential complex, linked to the principle of the unit of operation, avoiding the segregation of individuals who maintain disparate criteria in the exploitation of lodging rentals. Therefore, in cases where the lodging plant has a single operator with a license to operate exclusively, vacation rentals are prohibited.
  2. When the community of owners has expressly prohibited the vacation rental regime.

To comply with current regulations, our compliance department will gather the property statutes and contact the property management to collect all the necessary information.

Legal requierements

You should also note that certain legal requirements must be met to exploit your property as a vacation rental, which are as follows:

  • Submission of a responsible declaration of activity initiation.
  • Registration in the indirect tax census and periodic tax declarations before the Canary and State Tax Authorities.
  • Payment of personal income tax after deducting expenses related to the activity and the property.
  • Reporting guests to the police.
